08Tenant Housing Rules

Read the complete rules and disclosures below. These rules become binding only as permitted by law and when incorporated into the signed rental agreement.

Tenant Housing Rules

These rules are part of the rental agreement. Read them carefully.

  1. Management is not responsible for a tenant’s goods or possessions on or off the premises.
  2. Illegal activity, illegal drug activity, excessive disruptive conduct, or a nuisance may result in enforcement under the rental agreement and applicable law.
  3. Waterbeds are prohibited unless the landlord gives written permission.
  4. No loud talking, radios, televisions, or other disruptive noise in common areas or apartments before 9:00 a.m. or after 9:00 p.m.
  5. No roller skating, skateboarding, or bicycle riding on the premises.
  6. Laundry facilities may be used only from 9:00 a.m. to 9:00 p.m.; follow machine instructions and do not overload equipment.
  7. Tenants should obtain renter’s insurance for personal property.
  8. Pool, spa, sauna, gym, barbecue, laundry, and similar amenities may be used only from 9:00 a.m. to 9:00 p.m. No alcohol or glass containers are permitted in these areas.
  9. Damage or plumbing stoppages caused by tenant neglect, misuse, or foreign objects are the tenant’s responsibility.
  10. Personal items must be kept out of common-area view. Do not hang or shake rugs, towels, clothing, linens, mops, or brooms from balconies, hallways, or windows.
  11. Place trash in the proper receptacles immediately; do not store trash outside, on patios, or in carports.
  12. Tenants are responsible for individually metered utilities and must place required utilities in their name at move-in.
  13. Do not use or store gasoline, cleaning solvents, or other combustibles where prohibited.
  14. Parking stalls are for parking only. No storage, leaking vehicles, vehicle repair, or vehicle washing is permitted on the premises.
  15. Keep the premises clean, sanitary, free of offensive odors, and free of preventable infestations.
  16. Do not place grease or other materials likely to cause stoppages into sinks, toilets, tubs, showers, or disposals.
  17. Locks, alarm systems, satellite dishes, antennas, and alterations require prior written landlord approval.
  18. Do not hang bird feeders or feed or attract outdoor animals to the property.
  19. Tenants are responsible for move-in and move-out damage caused by themselves, guests, movers, or helpers.
  20. Guests must follow posted parking rules. Double parking and unauthorized parking are prohibited; improperly parked vehicles may be towed as permitted by law.
  21. Parking or storage is included only when stated in the rental agreement. Vehicles must be maintained and currently registered.

Normal wear and tear

Normal wear and tear means gradual deterioration through ordinary use. Holes, stains, tears, bent blinds, smoke odors or damage, excessive cleaning, trash removal, and similar conditions may be treated as damage subject to the rental agreement and applicable law.
