The challenge.
Costa Siete is a 7-unit property in Playas de Rosarito, Baja California, newly acquired and starting from zero. It needed a complete operational setup: tenant screening, a tiered pricing strategy, listing marketing that could reach cross-border renters, maintenance coordination on the ground, and lease structure compliant with Mexican residential rules. The owner needed all of it running without being on-site to manage it day to day.
The Allure approach.
Allure applied its full operating model — Discover, Standardize, Implement, Monitor, Optimize, Scale — to bring the building online as a coordinated, repeatable system rather than a scramble of one-off tasks.
01 Systems & documentation
Umuzo used for workflow standardization, document management and performance tracking — so every unit runs on the same consistent basis.
02 Marketing & listings
Professional video tours, edited listing visuals and staged room presentation, distributed through targeted social campaigns and Inmuebles24 optimization.
03 Tenant coordination
Bilingual tenant support and screening, with lease templates adapted for Baja California residential requirements.
04 Pricing strategy
A tiered pricing approach across the seven units, structured to balance occupancy with yield in the local cross-border rental market.
05 Maintenance & vendors
Local vendor coordination for setup, turnover and ongoing maintenance — dispatched, tracked and documented through one accountable point.
06 Cross-border compliance
Lease structure and documentation aligned with Mexican residential rules, so a U.S.-based owner can hold and operate the asset with confidence.
What the engagement delivers.
Rather than weekly hands-on oversight, the owner directs Costa Siete through periodic strategic review — occupancy, income, maintenance and performance visible in one place, with Allure coordinating the day-to-day work between reviews. Branded listing content drives lead flow, standardized systems keep every unit consistent, and the lease, the rent and every decision remain the owner's. Distance stopped being the obstacle; coordination replaced it.
A portfolio set up to run itself — coordinated by Allure, controlled by the owner.
